That is the first
question everyone asks when they see a house they like. How else can you
determine whether you can afford it or not? You don't want to pay for
someone else's equity, land prices are coming down and it is a great
time to build.
First, it is
important that you understand how a house-building project works. Epoch
acts as a subcontractor to Sparkling Homes of New England. Sparkling
Homes of New England manages the project, hiring the excavator, septic
installer, well driller, foundation crew, electrician, plumber,
carpenters, etc. Epoch Homes supplies the house, which arrives in
varying degrees of completion depending upon the size and complexity of
the structure.
Epoch’s set crew
installs the house on the foundation, typically a one or two day
operation. Epoch does not provide any other site crews (carpenters,
roofers, etc.). These are all arranged by the Sparkling Homes of New
England.
In some
circumstances, the home owners want to participate in or manage a
project. Many states including Massachusetts and many banks require that
a licensed contractor manage a project. Sparkling Homes of New England
has the required licenses. All new builders of Epoch Homes also
participate in a two day Builder Training Seminar at the Epoch facility.
If the home owner
wants to accept some of the subcontracting responsibilities, it must be
negotiated with Sparkling Homes of New England.
Regardless of any
agreements the home owner and Sparkling Homes of New England agree to,
the Sparkling Homes maintains ultimate responsibility for the project.
We also retain responsibility for making sure that the site is prepared
properly so that the crane and modules can access and set up without
delay.
We are
responsible for assuring that the foundation is square and level.
Additionally we are responsible to administer warranty claims or
customer service requests.
So, six
paragraphs later, the question still remains “How much does this house
cost?” To answer that question in full, you will need to sit down with
